For cash tenants:

must have a 620 credit score or higher

must be with the same employer for the past 1 year

no bankruptcies within the past 1 year

must have reserves in the bank equal to firsts months rent

no evictions within the past 5 years

Income should be at least 3 times of the rent amount or more.

Section 8 tenants must have their moving packet in hand prior to viewing the property there isn't a credit score requirement for section 8 tenants.
